When and How to Notify Easy Realty About a Transaction
Agents must notify Easy Realty at key milestones during every transaction by emailing required documents to hi@easy.realty and submitting a complete transaction file before requesting commission disbursement authorization (CDA). Failure to timely notify the brokerage or submit a complete transaction file may delay commission payments and create compliance issues.
Easy Realty is responsible for maintaining transaction records, supervising real estate activities, and ensuring compliance with applicable laws and company policies.
As independent contractors affiliated with Easy Realty, agents are responsible for keeping the brokerage informed regarding all transactions involving our buyers and our sellers.
Step 1: New Listing TakenWhen you secure a listing, email the fully executed listing agreement to:

The agreement must be signed by all parties before submission.
Step 2: Transaction Goes Under ContractWhen a purchase agreement has been fully executed, email the contract to:
hi@easy.realty
This applies when:
- Our seller accepts an offer from a buyer.
- Our buyer has an offer accepted by a seller.
The contract must be fully executed before submission.
Step 3: Closing Date ChangesIf the closing date changes after the purchase agreement is executed, you must immediately notify the brokerage.
Email the fully executed addendum to:

This ensures brokerage records remain accurate and current.
Step 4: Request Commission Disbursement Authorization (CDA)At least three business days prior to closing, submit a CDA request at:

You must upload a complete transaction file, including:
- All executed contracts and addenda.
- All required disclosures.
- Any documents required by company policy.
- Any documents required by applicable law.
- Any other material transaction-related communications.
- Relevant communications between you and our client.
The brokerage will review your transaction file for completeness and compliance.
If approved, a Commission Disbursement Authorization (CDA) will be issued. You may then provide the CDA to the title company or closing attorney so your commission can be paid at closing.
What If the File Is Incomplete?If the transaction file is incomplete, deficient, or non-compliant:
- A CDA will not be issued.
- Commission may not be disbursed at closing.
- Additional documentation may be requested.
- Commission may be held until the file is compliant with company policies and applicable law.
When should I send a purchase agreement?
Immediately after it is fully executed by all parties.
What if the closing date changes?
Send the fully executed addendum reflecting the change to hi@easy.realty as soon as it is signed.
How far in advance should I request a CDA?
At least three business days before closing.
Can I receive commission without an approved CDA?
No. A CDA must be approved and issued by the brokerage before commission can be disbursed at closing.
Who are the clients in the transaction?
The clients are our buyers, our sellers, and our clients of Easy Realty. Agents procure and service clients on behalf of the brokerage.
