What Documents Must Be Included in My CDA Submission?

To receive a Commission Disbursement Authorization (CDA), you must submit a complete transaction file through the CDA Request Form on the Agent Hub no later than three business days before closing. Missing documents, incomplete files, or outstanding compliance issues may delay CDA approval and commission payment.

Why Do I Need to Submit a Transaction File?

Easy Realty is required to maintain complete transaction records and ensure compliance with company policies and applicable law.

Before a CDA can be issued, the brokerage must verify that the transaction file is complete and compliant.

A CDA is not automatic. It is issued only after the brokerage has reviewed and approved the transaction file.

Required Documents

The following documents should be included with every CDA submission, as applicable to the transaction.

Purchase Agreement

Upload the fully executed purchase agreement signed by all parties.

All Addenda and Amendments

Upload all executed addenda, amendments, extensions, counteroffers, and any other documents that modify the terms of the transaction.

Examples include:

  • Closing date extensions
  • Price changes
  • Repair agreements
  • Inspection-related amendments
  • Financing amendments
  • Appraisal-related amendments

Listing Agreement

If representing our seller, include the fully executed listing agreement and any amendments.

Buyer Representation Agreement

If representing our buyer and a buyer representation agreement was executed, include a copy in the transaction file.

Required Disclosures

Include all disclosures required by company policy and applicable law.

Examples may include:

  • Property disclosures
  • Lead-based paint disclosure
  • Homeowners association disclosures
  • Condominium disclosures
  • Agency disclosures
  • Any other legally required disclosures

Commission Agreements

Include any commission-related agreements affecting compensation, including:

  • Cooperating compensation agreements
  • Referral agreements
  • Referral invoices
  • Broker-to-broker agreements
  • Any amendments affecting commission

Material Communications

Include any material communications relevant to the transaction.

Examples may include:

  • Emails between you and our client
  • Emails between agents involving negotiated terms
  • Written instructions from our client
  • Communications affecting material terms of the transaction

Not every email needs to be uploaded. However, communications that explain, document, or modify important aspects of the transaction should be included.

Additional Documents

Include any other documents necessary to provide a complete record of the transaction.

If a document was signed, disclosed, negotiated, or materially impacted the transaction, it should generally be included.
