How to Request a CDA (Get Paid)

Submit a Get Paid request with a complete transaction file and accurate commission instructions. CDA is only approved when the file is fully compliant. If not, the brokerage receives and disburses the commission after compliance approval.

A CDA (Closing Disbursement Authorization) request is required if you want to be paid at closing by the title company or closing attorney.

CDA requests are only approved when the transaction file is complete and compliant.

Incomplete files will not be approved for at-closing payment.

When to Request a CDA

Submit your CDA request once:

• The property is under contract
• All required transaction documents are uploaded
• Commission details are finalized and accurate

Do not wait until the day of closing.

Late requests increase the risk of delayed or incorrect payment.

What Is Submitted in a CDA Request

When you request a CDA, you are submitting:

• A complete transaction file
• Final commission instructions
• All required disclosures and agreements

This allows the brokerage to review your file and approve payout at closing.

Transaction File Requirements

Your file must be fully complete to be approved.

At a minimum, this includes:

• Agency Disclosure
• Listing Agreement (if applicable)
• Purchase Agreement
• Flood Disclosure

If applicable:

• HOA Disclosure
• Lead-Based Paint Disclosure

Any missing document will prevent CDA approval.

Commission Instructions Requirement

Your commission instructions must be clear and accurate.

This includes:

• Total commission amount
• Any splits or referrals
• Correct payee name and details

If commission instructions are incomplete or incorrect, the CDA cannot be approved.

What Happens After You Submit
